Design

The design phase begins with your vision. Our team will assist in selecting the right architect, engineer, or designer to collaborate with you, ensuring the initial design aligns with your goals and budget. As we refine the design, we work closely with you to achieve the final concept. If needed, ATELIER 29 Inc. will manage the permitting process, providing you with one less detail to worry about.

Build

During the building phase, you can sit back and watch your vision come to life. Our experienced team, which includes project managers, coordinators, and site supervisors, ensures that every detail of your project is meticulously managed. Throughout construction, our team will collaborate closely with the designers—whether from ATELIER 29 Inc. or your own team—at every step to ensure seamless execution and the highest quality standards. You can trust that your project is in expert hands, and we will keep you informed and confident throughout the process.

Buy/Sell

With team members who specialize in real estate, we provide comprehensive support to help you purchase your next property or sell your current one. Our experts take the time to understand your needs and guide you through every step of the process, ensuring you achieve the best possible outcome tailored to your goals.

Process

  • In this phase, we collaborate with the client to carefully select the most suitable team for the scope of work. If desired, the client can take an active role in choosing the firms involved. Regardless of the chosen firms, our team works together seamlessly to ensure the project progresses smoothly.

    Once the team is assembled, we begin the planning process. Your design vision and project goals are aligned with the budget, and our design-build team starts developing drawings, cost analyses, and timelines for each scope of work. While not required, we recommend visiting the site to identify any potential challenges, allowing us to proactively address issues and ensure the project is well-prepared for the future.

  • At this stage, the preliminary design is complete, and we collaborate with the designer, architect, or engineer (depending on the scope of work) to finalize the project drawings. If the client opts to proceed with permits, ATELIER 29 Inc. can handle the permit application process on their behalf, providing the necessary permit drawings.

    With the design-build approach, we proactively address potential challenges during the design phase, allowing us to minimize unforeseen issues during construction. As a result, change orders are kept to a minimum, as the project is based on accurate, well-prepared drawings.

  • At the client's request, ATELIER 29 Inc. will assume full responsibility for the permit application process. In cases where the proposed design does not meet city by-laws, ATELIER 29 Inc. will liaise with the Committee of Adjustment to ensure that your design receives the necessary approval and permit.

  • A detailed construction cost estimate will be provided to the client, reflecting the specific scope of the project. To ensure the best value and quality, ATELIER 29 Inc. will obtain three subcontractor bids for each trade package, allowing you to make informed decisions on cost and workmanship.

  • Once the design is finalized and the trades are selected, the construction phase begins. With the entire team collaborating closely from start to finish, the project proceeds efficiently. We understand that changes may arise during this phase, and if the client wishes to make adjustments, we are fully supportive and flexible to accommodate those needs.
